My favourite topic would have to be cash-flow positive real estate.

After all, it’s where I started my investment journey all those years ago.

I don’t mean to brag, but I probably know this subject better than anyone in Australia.

So, the latest report should be a complete eye-opener for you.

Instructions for Downloading:

Click on the first link with your RIGHT mouse button and you will see a menu like the one to the right open up.

In Internet Explorer choose “Save Target As…” and download the file to your desktop (in Firefox and Netscape you choose “Save Link As..”).

You should save the files to your “Desktop” or another folder you can easily find.

Once you have downloaded the file, go to your desktop or the file you saved it to and double click the file to open it.

    To help the majority who may eventually not succeed, I think it may become a need to form a members club to find/refer/create positive cash flow properties. If the club can help me just one to start with… I wouldn’t ask for more.

    I own a 3rd of a acre bush block on the Hawkesburry river at Spencer in NSW outright that I paid $25,000 It has been valued by the valuer generals office recently at $130,000. My house in Frankston North Vic that I bought for $103,000 and now owe $94,000 on is now worth approximately $230,000. I also have a 1/4 acre in a little town in Vic that ia probably worth around $16,000 that I paid $7,000 for.
    I obviously have a bit of equity and I think I need to do some development or something. I have been inspired by your material, but I’m not sure what to do and think I might need some guidance.

    For someone like myself who is a novice, the information given to date is an eyeopener. Learning to swim in the shallow end first before tackling the deep end is imperative if one wants to continue ahead in order to survive such a huge undertaking like this. It pays to be aware of the obstacles in one’s way and how to tackle them as they occur. Thanks for the education.

    Thank you for opening my mind in a positive manner and sterring me away fromt he Rat Race.
    I simply cannot stop reading your material, at times some parts are over whelming but this is simply because I do not yet speak the real estate lingo.
    I am interested in doing your course and being mentored if the price is affordable for myself and my family. We have land and houses but do not now how to move onwards into investing or developing. Look forward to you contacting me.

    Hubby and I have just finished renovating our house and because we were going to live in it long term at the time we went through the expense and rigmarole of doing everything council approved. Now we’re selling because we’ve bought acreage and realise we’ve probably overcapitalised on the renos. I’m halfway through the Sharon and Andrew video on here and they never mentioned getting council approval for any of their renos. What are people’s thoughts on council approvals as I have a few mates who ripped out walls, built new rooms in their houses without approvals and then sold and I don’t know if I would feel comfortable doing that to a buyer.

    Hi Dymphna,

    I have watched your videos and read through your reports and I can see there is money to be made in real estate.

    I am going to form my own company before purchasing (assets protection). I do have equity in my own home but unsure how to set up borrow funds from the equity from my home for the company to purchase residential rental properties. Could you please advise would the company need set up a 7A form to show the company owes me the money to comply with tax? I bough the house years ago and it is my principal place of residence owned in my own name.

    I would like to thank you from the bottom of my heart. You will never know how important this information is for me. I have a visual disability which I was born with. Sent myself to uni and graduated but do to bad eyes it has been really hard for me to work and I have never been able to work full time (places too much strain on them) so this information will be a life saver for my son and I. I know this will give me and my young son a lifestyle that I never thought we could have due to my problems.

    Hi Dymphna,

    I read your reports with enthusiasm. I have wanted to start a real estate portfolio for a few years now. However, just as I was beginning to gather confidence, I lost my job, had to use my super to live on and find a nursing home for my mother and thus, lost my home. My daughter invited me to her home. She lost hers and I found myself homeless. I have no other family. Being homeless and totally dependent on Social Security was my only hope of survival. My confidence needs building again, especially as I have no one to go to where I can discuss my plans or ask questions. I have managed to struggle back through counselling, find a cheap rental at $543 per month, and find a job at $1,960 net per month. My optimism never failed but I’m finding loneliness does not help. So - as you initially said, seminars are boosters but I need much more to get me going.
    I thank you for generously sharing your advice. It has restored my faith in myself. But I need much more knowledge and mentoring before I will get “underway”. I am a very young and healthy 56 and do not wish to stop working for a long time. However, I need to find myself a place I can call my own before the lack of security and freedom pulls me down. As for the portfolio - I am becoming afraid that I will miss out. I would appreciate any suggestions you can offer.

    I know there is money to be made, but not sure how to set up the first one, and find my first property, most I look at we have to top up between rent & mortgage, then it all gets too hard. We have equity in our own home, but also a mortgage on our own property. We often think of selling our house and downsizing and freeholding, but on the other hand if we stay here another 5 years the property should go up in value and should be worth 1.5 - 1.6 Million??? Then we can retire to the Motorhome…. I like the way you think, how do you find an accountant that knows all the benefits?

    Dymphna, I am reading your reports and find them fascinating. For free documents they stimulate a relatively high volume of practical conclusions.     Dymphna, I sorry to have to trouble you again but for some reason I have not yet received Report 5.,nor have I recived the audio tapes. I did receive the first two videos but only got half way through the first one when it decided to stop. When I got back to it the next day,it and the second video were no longer available.which eans that I have missed out on seeing the videos. I know you said that you would be sending them out over a 10 day period.     Hello Dymphna,

    Is is possible to verify… if you have set in place asset protection via a company structure and at any time down the track if you need to sell a property to increase cash flow would you be liable for CGT and what is the rate if it was in the trust structure?
